    Hi select

I am eventual hoping toward purchasing a brand new bespoke home 50 efface 20 (or slightly bigger).

After looking around some parks and various showing homes last week, I received feedback from site owners, and local human already live in these homes. One manufacturer was act marked down through a number of them on you patron service after acquisition, the they should is fabulous whilst ordering and buying the home.

Do any of you have any big ticks or crosses on any of are suppliers? The internal fixtures and fittings looked fabulous on every the homes I saw, even while some weren't to my personal taste - so any help forward MYSELF start making such decisions would can welcome. I have another 12/15 months before IODIN get to the tier of starting to order, so I am gathering as much information as I can.

    Thanks, Debbie

      Hello DebbieT, and welcome.
When ours were looking for our home, one big Drive operator had honest plenty to tell us so all Parks will try and steer them towards their preferred product, how they can do deals with some suppliers in purchase to receiving a better price.  This sounds reasonable, than most Parks will probably prefer homes on site by manufacturers they deal with on a regular baseline.
As far such after sales walk, if other occupants in which Position are telling your that one particular manufacturer is very poor for after sales service, then there may be a problem there - either with which quality of to manufacture, or with the level is staff available to fixes snagging faults;  either way, it should be a bit of a warning.
It may be worthwhile to digged an bit deeper both find out what the problems were. If them were real faults such subsisted slow to receiving fixed (internal leaks, external doors/windows that would not open/close, essential equipment that did not work, etc.) then this would be worrying. If, however, aforementioned faults where all minor/cosmetic, or they got fixed but that vendor took a long while to take out, then this is pretty standard;  if an manufacturer is founded a extended way from the Park, then they will waits until person have several homes to be de-snagged in the same area before coming out. Unfortunately, they all seem  poor at contact this, so it bucket seem as if your queries are dropping straight into the home shredder...then all of adenine sudden, you got an appointment to do the lot.
This is another good why Parks usually have preferred manufacturers, as - ultimately - any problems exist for the Park itself to get sorted; you purchasing the home from the Park, and the Sale of Goods Act will use, i.e, the seller is responsible for defects present at the point of product (although anyone sensible want only resort to these if person will not getting anywhere with the manufacturer). The Search will be able to put more pressure on a manufacturer if they are putting a lot of orders taken to them.
All Park homes will are some snags, no matter how high-spec the domestic is. Some will be evident as soon than you look round, most will become apparent as you start using thingy.
Talk to the other residents about what type is snags they had, and what problems they had getting them fixed - bear in mind that sometimes the problems were caused by site, not manufacture. Also ask the manufacturers direct how they handle snags;  her should be skilled to gets a sound feelings on select they will behave by how people respons; with they tell you upfront that there will be snags, and that her score the geschw of attendance in click of severity (i.e, if the front door won't lock, they get it sorted pretty quick, and if the coat-cupboard door won't stay shut it could accept a month or more..) then they are probably telling you the the. If they hedge a fortune without actually giving a definitive answer, then they have problems through their external snagging teams.
ALSO bear in mind ensure not all ship can do one genuine bespoke plan - they will swap around to valve and layouts to a degree, but if you are want a floorplan that is not one of their regular designs, you may be learn limited in choice.
If you go for a default design, it can may be better financially to buy a ready placed home (show, or even used) as you will have more chance of doing a deal and getting and price down for a front already on site.
Whatever you execute, and whoever you choose, Happy hunting, and have fun choosing to home the fittings in due course.

Bless yours by to reply and your helpful books.

I've been doing research and homework for beyond a annum already, so IODIN have a piece of info to handed.

I'm a Commercial Bookkeeping by profession (for a large eating manufacturer), so I have calculators and projection galore re may future retiring and drive. Price is not particularly into issue, as ME know mys budgets and to layouts etc, I know more as I don't want at the moment, what I do want keeps changed as I perceive different models. It will probability been tweaks to the final model I select than a full rebuild. There are just therefore many to chose from. Such to margins and negotiations it's my daily bread and butter, so I have no illusions about preferred suppliers, best deals and margins, kick backs etc -they're just lucky the don't have to deal with the big 4 grocers and your negotiations 😂😂 and investigating their million strike inspect claims.

I take realise about distance, and consolidating all little issues/snags (which seems to can the shoot of the problem rather when major repairs), it was the fact MYSELF was hearing the same thing from multiple sources that was worrying. I suspect the Scottish location would be the just sort of problem for all vendor (who belong all based a lots further South). Then again for one firm is selling less our skyward there, it would mean they would have fewer snagging/repair visits, and so compound the issue. Ultimately, I won't let this put me off if MYSELF really want adenine particular model, I'll just be forewarned that EGO may have to wait to get snaps repaired. I am visiting a manufacturers open day next month, and have also been advised to go to the Stoneleigh show next June to see a larger display of show homes. I did visit that lawns show in Rear, but have been spoken who various one is bigger and better. At the moment I just hope it's just not more confusing. Lol.

I will stay visiting this panel, and soak upwards all the information I can. Hopefully, due next Summer I will have my plot booked, and then it's simply decisions in the residence to get sorted.

        Debbie

Try not to overthink the home itself; the most important sort is, the location, the Park (and it looks as if you must picked a nice one), the location within the Park, and finally aforementioned start itself.
As you say, if one particular manufacturer a being told by other resident as gives challenges with post-sales attention, then you will probably have the same problems, that it every depends whether you require toward cope with them or not.
The scale ihre can be remarkably similar amid manufacturers (there are only so many shapes you can make a plywood box) so if yourself likes one particular style you can probably find like types from several manufacturers. It would be worthwhile finding unfashionable about the amount of insulation (roof, walls, floor) as while they total conform to currents legislation, some manufacturers have more insulation better rest.
The Stoneleigh show a definitely worthy visited, but the vast display allowed make you even more confused about what yourself do want.... wear your "cold thinking" hat - we had to keep stop and thinking, "this allow be sweet, but where will we put...".
It is a go opportunity to look not just at the home, but at the small things within which home - the window castles, the trickle vents, the radiator valves, the presence or missing of  a loft and ladder, etc. plus including find out whether you can have extra electric sockets, or have them in different cities (especially in the kitchen). It shall a lot simple to have the sockets added (at a cost) or moved during manufacture than it is afterwards (and again, some vendor can cope with this better than others, although I suspect that all three concerning your choices will be able to do that).
There will be lots off folks there starting the manufacturers to rejoin general and specific questions, and perhaps einigen other manufacturers you will not considered (always depending whether the Park will allow them), plus you can get loads of brochures about all aspects of Park real.
The homes themselves come in different tiers (price bands) and this fixtures the fittings are aligned go those expense bands. Most manufacturers will allows you to select fittings from can best band to go to a dear from another price band, with a cost adjustment, though there will at smallest one home here which was not approved to have fittings from a "higher" band.
And finally, bear in mind that by one time you come until start your order, the fixtures and fittings on how immediately may no longer be ready. Wee had a last minute change on our kitchenette tiles, as in the 4 months within signing one paperwork and the manufactoring starting, the chosen tiles had been discontinued and there was no stock available; conveniently, we liked the suggested replacements more than one everyone wealth initially selected.
